Nicol of Skene Progresses Major 64-Plot Development at Bonnyton Farm, Pitmedden

Nicol of Skene is delivering a full turnkey civil engineering package for a new 64-plot residential development at Bonnyton Farm, Pitmedden, on behalf of Kirkwood Homes. 

The contract includes all earthworks, infrastructure, and plotworks required to prepare the site for housing construction. Work commenced on 4 August 2025 and is scheduled for completion in October 2028. 

Our scope of works includes: 

• Earthworks and site preparation, including cut-and-fill operations managed by Alan Whiteford. 

• Drainage installation, with the new sewer network now nearly complete.
• Construction of Phase 1 road infrastructure, currently in progress. 
• Material supply sourced from the Nicol of Skene Quarry to ensure consistent quality and supply chain efficiency. 
• Concrete supply provided by Leiths. 
• An early challenge involved the discovery of an existing combined sewer conflicting with the proposed road layout. Nicol of Skene identified and proposed an alternative design, adopted by the client to avoid project delays and ensure a robust, long-term solution.
